the land is fixed... and the bitcoin is scarcer

a developer tried to put bitcoin into a $10m deal and couldn't. what he does now, and what real estate people get about bitcoin that others miss.

thursday i taped with a real estate developer who wrote a whole book on bitcoin as digital real estate.

his starting point is the oldest line in his industry... they're not making land anymore. his twist is that bitcoin is scarcer.

he studied financial economics. when he first brought the bitcoin thesis to his professors, they rejected it. he kept going anyway.

and then he told me the part most bitcoin people would leave out.

he tried to put a $1m bitcoin component into a $10m development deal. he couldn't get it done.

i love that he said it on air. it's the most useful thing in the whole episode.

because real estate people already understand bitcoin better than almost anyone. they know scarcity. they know leverage. they think in decades. they buy something, hold it, borrow against it and let time do the work. that's the whole game.

so why did the deal fail?

my read... sequencing. a deal like that asks a whole capital stack to accept a structure the market isn't ready for. lenders, partners, investors, all of them have to say yes to something new at the same moment. one no and the deal stalls.

the biggest objection commercial owners raise about holding bitcoin is volatility. fair enough. you don't answer that by stuffing it into the middle of a ten million dollar deal and hoping the room goes along.

so he changed the order.

now he buys bitcoin with cash flow and with refinancing proceeds. the building pays for itself, the extra goes into bitcoin. in his words, it's about

"how you can use bitcoin to build maintenance reserves, how you can use refinancing mechanisms to acquire bitcoin"

that's a developer talking, not a trader. maintenance reserves are the most boring line on a property's books. money sitting there waiting for a roof to leak. he's asking what that reserve should be held in.

the refinancing playbook other bitcoin real estate people describe has two rules i'd underline. keep the rental cash flow covering the debt. fix the interest rate for as long as you can. the building carries the loan. the bitcoin never has to be sold to make a payment.

that's the difference between a treasury and a bet.

his goal from here is ten percent bitcoin in every new development deal, held on the balance sheet. not a side trade. a line item.

so i asked him the question i ask every operator who goes down this road.

"so 20 years out, like, what's on a developer's balance sheet?"

he didn't hesitate.

"yeah, i think it will or must include bitcoin if you want to operate successfully."

think about how a farmer saves seed. you don't eat the whole harvest. you set some aside, every season, so the next one is possible. he's doing that with every building. some of what the property throws off gets set aside in the hardest money there is.

everyone thinks the way in for real estate is a big structured deal with a press release. it's the opposite. it's small, repeated, boring decisions about where the cash flow sits.

and the lesson travels past real estate. if you run any company with real cash flow, you don't need a board revolution to start. you need a policy. a percentage. a reserve. a rule about where the surplus goes.

long term, the operators who think this way will have balance sheets that look nothing like their competitors'. land is fixed. bitcoin is fixed harder. owning both is the kind of and-not-or thinking i keep coming back to.

if you want to work through what that policy looks like for your own company, that's what we do in bitcoin treasury strategy. no price talk, just structure.

so look at your own balance sheet. what is your surplus sitting in right now... and would you still pick it if you had to hold it for twenty years?
